if i wanted to hold a subject 2 property as a rental and never sell it, is this something that can be accomplished? (sellers that dont mind the loan going full term because they have no equity when you acquire it from them).

Absolutely you can do this and in fact, it is a great way to acquire a bunch of rentals without having to worry about getting bank financing for them.
Never mind the fact that you will never be able to buy rentals and get them financed at the rates homeowners are getting these days.
